Payne: A Historic Home Renovation & Addition
The Payne project was an incredible transformation of a 1911 original home that needed a full renovation and addition. This century-old house required extensive work, starting with gutting the entire structure and tackling some serious foundational challenges.
One of the biggest obstacles was the lack of a foundation wall, which had allowed rats and other critters to make their way inside. Our crew had to crawl into a tight 2-foot space to pour the new concrete foundation, securing the home from future issues.
We also had to safely remove and drain an old oil tank, which left a large hole in the foundation that needed to be repaired and reinforced.
A unique feature of this project was the carport soffit, made from the home’s original siding. Instead of replacing it, we sanded it down and refurbished it, giving the carport a beautiful, restored look with a nod to the home’s history.
The homeowner took a hands-on approach to the design, personally selecting all of the tiling, flooring, and overall aesthetic. Her vision helped bring this historic home back to life, blending old-world charm with modern updates.

A Backyard Transformation
Highwood:
This stunning project began with the client’s vision to transform their backyard into a space they could truly enjoy—combining relaxation, recreation, and beauty. Kaspa Construction brought this dream to life with a design that blends functionality and artistry.
The transformation features tiered engineered concrete retaining walls with integrated garden beds, custom lamp posts designed to anchor stylish shade sails, and a heated pool with a sleek concrete patio and coping. The pool area includes a mechanical shed clad in cedar siding, complemented by a luxurious hot/cold outdoor shower.
A basketball court seamlessly integrates with a concrete retaining wall backdrop, while custom rock wall work and detailed landscaping with artificial turf add the finishing touches. Standout features include a striking stone inlay of an orca crafted from Vancouver Island marble and a custom cedar shake orca gate, another masterpiece by our talented team member, Matt.
This backyard has been reimagined into a paradise for relaxation and play, creating a space the clients can enjoy for years to come.
Westholme:
A Modern Farmhouse Masterpiece
Perched at the pinnacle of Westholme, our custom-built white modern farmhouse stands as a testament to both timeless design and meticulous craftsmanship. This marks Kaspas' first-ever custom home, and we couldn’t be prouder of the result. A true sanctuary of style and comfort, it seamlessly blends the essence of modern living with the charm of rural life. The home features exquisite granite countertops, stunning hardwood floors, and a cozy gas fireplace insert, creating the perfect balance of elegance and warmth. With a solar panel roof, it also embraces sustainable living, harnessing the power of the sun while minimizing its environmental footprint. Every detail has been thoughtfully curated to create a space that feels both contemporary and enduring, reflecting the dedication and passion we poured into bringing this dream to life.
Goldstream Heights:

This custom-built shop and suite redefines the art of downsizing for those embarking on a fresh new chapter in life. Designed for clients who sold their home and sought a more efficient yet luxurious lifestyle, this space perfectly balances functionality with elegance. The sleek black exterior makes a bold statement of sophistication, while the warm, natural interior offers a sanctuary of comfort and serenity.
Every detail was thoughtfully crafted to serve both practical needs and personal passions. The spacious shop area is a haven for hobbies and creative projects, with ample room for tools, storage, and workstations, while maintaining a sense of openness and flow. This outdoor transformation is designed with our clients in mind, offering a harmonious blend of form and function. Paired with the timeless allure of the pergola, this design creates a perfect balance of utility and elegance.
The pergola not only enhances the visual appeal of the yard but also provides a sense of enclosure and intimacy, making it the perfect spot to unwind or entertain.
